Real Estate Matters – December 2025

Slow sales and high inventory give buyers the edge in October

December Market Update: What This Market Means for You 🏡

As we wrap up 2025, the Metro Vancouver real estate market is continuing to cool—not crashing, not surging, just… adjusting.

November showed us a market where buyers are taking their time, sellers are recalibrating expectations, and deals are getting done when both sides meet in the middle.

Here’s a quick, plain-English breakdown of what’s happening—and what it means for you—by property type.

🏢 Apartments & Condos

What’s happening:

  • Prices are down about 5% compared to last year

  • Inventory is high, giving buyers lots of choice

  • Many listings are sitting longer unless they’re priced well

If you’re buying:
This is one of the best condo markets we’ve seen in years. More options, less competition, and real room to negotiate—especially on older buildings or investor-owned units. Conditions like financing and inspections are back, and that’s a good thing.

If you’re selling:
Buyers are price-sensitive and comparison-shopping. Units that are clean, well-presented, and priced realistically are still selling. Overpriced condos, however, are getting skipped over quickly.

🏘️ Townhomes

What’s happening:

  • Prices are down roughly 4–5% year-over-year

  • Townhomes are sitting in a more balanced, slightly buyer-leaning market

  • Buyers are being selective

If you’re buying:
Townhomes are offering solid value right now—especially for families or buyers moving up from condos. With less urgency in the market, you can take time, negotiate, and focus on layout, strata health, and long-term livability.

If you’re selling:
Townhomes are still in demand, but only when priced properly. Buyers expect good value and are cautious about strata fees and upcoming maintenance. Transparency and strong pricing matter more than ever.

🏡 Detached Homes

What’s happening:

  • Prices are down about 4% from last year

  • Sales are slower, particularly at higher price points

  • Inventory remains elevated

If you’re buying:
Detached homes are no longer “rush or lose out.” Buyers have time to do their homework, negotiate terms, and wait for the right fit. This is a great environment for move-up buyers who were previously priced out or discouraged.

If you’re selling:
Today’s detached buyers are serious—but careful. Homes that are priced based on peak-market expectations are sitting. Sellers who price strategically and stay flexible are the ones seeing results.

📊 Big Picture Takeaways

  • Buyers have more choice and more leverage

  • Sellers need to be realistic and market-aware

  • Pricing, presentation, and strategy matter more than timing

  • Well-aligned deals are still happening every day

December is typically a quieter month, and this year looks no different. That can actually be a great time for serious buyers and motivated sellers to make moves without the noise of peak season.
