2025 Saw Lowest Annual Sales Total in Over Two Decades
Before we get into my take of the market, it is important to note that the “Seasonal Markets” in Vancouver seem to have disappeared. We were used to the strong family-oriented Spring market, the Summer lull, the strong Fall Market for professionals, and the Winter break. Now, it seems, that all markets are pretty equal aside from the typical big holidays like Christmas, etc. Inflation and the rising cost of living, along with the conflicts with the USA, many families have been doing Staycations as opposed to short trips down south. This is important to consider if you are looking to “time the market” for your real estate moves this year.
Greater Vancouver Real Estate: Looking Back at December and Ahead to 2026
From Yao Real Estate — December 2025 Market Recap & 2026 Outlook
As we turned the calendar on 2025, the Greater Vancouver housing market finished a year that played out very differently than what many of us had grown accustomed to over the past decade. This past month was quieter than usual, but the trends we saw in December and throughout 2025 reflect a broader shift in buyer and seller behaviour — and that’s something everyone considering a move in 2026 should understand.
How December Wrapped Up
December continued the theme of a softer sales environment that we’ve seen throughout much of 2025.
- Residential activity remained subdued in the final month of the year, consistent with broader year-end trends that saw sales lagging well behind historical norms.
- Across much of the year, Metro Vancouver experienced declining sales and increasing supply, which relaxed some of the intense competition we’ve seen in past cycles.
Many long-time observers of this market will remember just how heated conditions were in previous years. In contrast, 2025 saw buyers feeling less pressure to compete in bidding wars, and sellers adjusting to more balanced conditions.
What’s Really Changed
Several big-picture themes have defined the market this past year:
More Choice for Buyers
Inventory climbed well above typical seasonal levels throughout 2025, giving buyers more options and more negotiating room than we had in prior years.
Price Adjustments and Moderation
Across Canada — and here in BC — prices softened moderately rather than skyrocketing. A number of economic outlooks suggest a cautious housing market with restrained price growth or modest stability ahead.
Interest Rates Have Been More Supportive
Mortgage rates fell from earlier peaks in 2024 and 2025, improving affordability and bringing some buyers back into the market. Many national housing forecasts point to stable or gradually easing rates continuing into 2026, which should help sustain renewed activity.
What We’re Watching in 2026
Looking forward, several important trends matter for both buyers and sellers:
Balanced Conditions — Not a Boom
Economists broadly expect the Canadian housing market to settle into a more balanced and sustainable pace rather than experience a sudden rebound. This means steadier activity without the extreme ups and downs of recent years.
Affordability Matters
More stable pricing and continued inventory levels give many first-time buyers and move-up purchasers a clearer window to enter the market. These conditions also encourage more thoughtful decision-making rather than rushed bidding.
Segmented Market Dynamics
Not all segments will feel the same in 2026. Entry-level and more affordable units are expected to stay in demand, while luxury and higher-end properties may continue to see slower turnover — a trend we’ve already seen this year.
A Final Thought
2025 was a year of transition and recalibration here in Greater Vancouver. While things didn’t move as quickly as they did in past years, the market is finding its footing with less volatility and more choice for everyone involved. Heading into 2026, we’re optimistic that this clarity and balance will spark meaningful activity — especially for well-prepared buyers and sellers who understand the current landscape.
